Following the residents dissatisfaction with the previous managing agents Cambray Property Management advised on the set up of the Right to Manage Company, and the subsequent hand over of the day to day responsibilities for the management of the property on all issues except the continued collection of Ground Rent.

Acting on behalf of the individual flat owners, we provided advice on the RTM process as well as liaising with the solicitor employed to ensure a smooth hand over of responsibilities. Since acquiring the Right to Manage lessees have enjoyed reduced service charges, more accountability for expenditure as well as up to date, accurate accounts. Additionally lessees were where necessary chased rigorously for service charge arrears and all owners are now up to date with their payments.

Cambray Property Management has an excellent working relationship with the Management Company who meet on a quarterly basis, and work with them in the best interest of the property.

We have been involved in the management of this block for over 10 years and in 2003 we advised and assisted the residents in acquiring their own Freehold, which has enabled residents to have a greater degree of control over the management and long term future of the block. Cambray Property Management continues to manage the property on behalf of the Resident Freehold Company.

Working closely with the Directors, we put together a programme of external and internal redecoration as well as general improvements to the property.

Our approved local contractors maintain the property. With a watchful eye on changing regulations we have recently undertaken an electrical safety, asbestos survey and fire risk assessment at the property and will work with residents to agree a 'reasonable' timescale to implement sensible recommendations.

Acting on behalf of the members of the Management Company, Cambray Property Management has successfully pursued a significant NHBC claim to ensure the remedy of roof defects originating from the original conversion. This work was essential in order to maintain and enhance the value of the leaseholders investment and was completed at no cost to the members.

Cambray Property Management worked closely with the Residents Management Company to ensure that leaseholders were kept informed and also that Cambray Property Management were acting in all the lessee's best interest.

Cambray Property Management has instructed a range of approved contractors to clean and maintain this building – with locally based contractors and our office only a few miles away, we are able to offer a truly local service. More recently we have been involved in obtaining permissions for tree works within the garden and working with the Directors of the Management Company, we are now looking at a five year development plan for the house, gardens and grounds.
